Elliot Newman, J.D.

Managing Director

Elliot’s primary function is the creation of fund structures to implement strategies set by the executive committee. Elliot holds a J.D. from The Columbia University School of Law and is a licensed Attorney in the State of New York. He also holds FINRA license 7, 24, 63, 79 and 99. He has been lead attorney in structuring numerous tax advantaged real estate transactions for over 40 years.

Thomas Ablum

Managing Director

Tom is an accomplished professional and entrepreneur with more than 35 years of delivering sound, successful advice and counsel. From matters affecting corporate acquisitions, restructurings, real estate development, project finance, manufacturing, investment banking, and hospitality industries, his counsel has been a valuable asset to companies in various stages of growth. Tom’s broad areas of expertise include strategic decision making, financial and treasury management, sales, growth, restructuring and fundraising.

For the last 30 years Tom has lead his private placement firm, Ablum Brown & Company, specializing in equity raises for corporate and real estate operating companies, JV equity, preferred stock, mezzanine debt and construction debt (mostly non-recourse) for real estate development projects. In 1997, Tom co-founded Franklin Street Equity Partners (“FSEP”), Inc., the operational private equity arm of Ablum Brown & Company. Following its successful Fund 1, FSEP is currently working through Fund II. Prior to Ablum Brown & Company, Tom was Co-Head of Corporate Finance at Rodman & Renshaw, a New York-based securities and broker/dealer firm and prior to that he was in the Chicago office of Prudential Bache Securities Investment Banking Group.  

Tom received his MBA from DePaul University and earned his BS in Finance at the University of Illinois.

Steve Rosen

Managing Director

Steve has more than 25 years of experience in the real estate industry. Prior to joining Ablum Brown & Company, Steve was a consultant providing construction lending and real estate advisory services to clients including the FDIC, as well as institutional and individual investors. Prior to that, Steve spent 20 years in commercial and residential lending, most recently with IndyMac Bank, where he was initially recruited to join a team to open the bank’s Midwest regional office. For 13 years Steve was responsible for over $1 billion of loans on acquisitions, development and construction projects. He also held positions as a lender with Long Term Credit Bank of Japan and with Continental Illinois Bank.

Steve earned his BBA in Accounting & Finance at the University of Wisconsin, and received his MBA from DePaul University.
